North Gate on Bonifraterska Street is the only newly-built office building in the northern part of the city, situated in a central location just a few steps from an underground station, and at the same time set in aesthetic green surroundings. The building is exceptionally friendly for future tenants, not only because of its excellent access and environment, but also because of the vistas afforded by all the offices.

The new office building - North Gate - is an investment of PREMIUMRED, a company belonging to Austria's Volksbank Group. Apart from its basic office function, this 24-storey class A building with leasable space of 30,156 sqm will also have service/retail space and a restaurant on the ground floor that will occupy an area of 1,065 sqm. A three-level underground car park with 310 spaces is also part of the project.

The launch of North Gate comes in response to a high demand for office space, especially in easily accessible locations. Even though the northern part of Warsaw is developing at a very dynamic pace, with numerous residential estates being built, Żoliborz district has not seen the construction of any new office buildings during the last 18 months.


Excellent location

The name of the investment - North Gate - refers to its location and symbolises the point of entry to the city centre from the north. North Gate is situated on the boundary of Śródmieście and Żoliborz districts, on Bonifraterska and Andersa Streets - 350 m from the Warszawa Gdańska underground station. Three tram lines and ten bus lines also have stops located in the vicinity. People living in Ursynów, Bielany or Białołęka can reach their offices within 20 minutes. The proximity of the Warszawa Gdańska railway station (400 m) with connections to Ciechanów, Działdowo, Modlin, Nowy Dwór Mazowiecki, Legionowo, Nasielsk, Radzymin, Tłuszcz, Warszawa Wola and Wieliszew, is a major asset for people living outside Warsaw.

North Gate is located in a friendly and green area - close to Kusociński Park and Traugutt Park and a short distance from Krasiński Park and the Old Town.

High quality architecture
The architectural concept of North Gate is based on a two-element structure consisting of the building's tower and a podium block. The stone and ceramic cladding used on the building's podium makes reference to the façade of the neighbouring building.

North Gate can be accessed through two entrances - from Bonifraterska Street and through the main entrance from Andersa Street, the latter being emphasised with glazing that runs from the ground floor up to the sixth floor.

The quality of this office building is reflected not only in its architectural concept, but also in the attention to detail and the quality of the finishing materials used in the common areas. The spacious North Gate lobby has been finished with natural materials - marble in various colours (from light beige to dark brown) and natural wood. Sinuous lines used in wall cladding of wood in colours of varying intensity produce an effect that offsets the exterior austerity of the building. The reception area, a few metres in diameter, stands out with its modern, circular design.


Tenant-friendly space
The ground floor of North Gate has been earmarked for service and retail functions, giving employees an opportunity to have lunch without having to leave the building, use banking services or have a cup of excellent coffee on their way to work. Thirteen lifts will ensure a smooth traffic flow inside the building. Future tenants will also have access to vantage points - terraces situated on the roof of the building's podium.

The proximity to the Arkadia shopping centre (10 minutes’ walk), a fitness club and a post office (2 minutes’ walk) is an additional advantage, while the adjacent Ibis Hotel is an asset for visitors from outside the capital.


Office building with a panoramic view
The fully glazed façade lets natural daylight into all offices, including conference rooms, which significantly enhances work comfort. Only utility rooms and toilets are located deeper inside the office spaces.
North Gate’s location on the Vistula Embankment and the building's fully glazed façade give tenants a unique view of the Warsaw skyline on both banks of the river. Offices in the northern part of the building have windows facing three directions, offering a remarkable panorama of almost the entire city. All spaces have suspended ceilings and raised access flooring as standard. Lighting, air outlets, sprinklers, smoke detectors and loudspeakers have been installed in the ceilings.


Modern technological solutions
North Gate is equipped with building management, security, access control, intrusion alarm and CCTV systems. Should a breakdown occur, it also has an additional emergency power generator serving all safety systems, including emergency lighting. Apart from heating and air conditioning being controlled centrally, it is also possible to set the temperature manually in each office.

The entire façade has been built using a transparent glazing system (proportion of light going through the pane and reflected light) in window bands and a non-transparent glazing system (reflecting light) between the windows and on structural elements. The system has been designed to minimise the loss of energy from cooling and heating systems.
